On the FAIR Plan? Let's find out what else your home can get.

The FAIR Plan is real coverage, and for some homes it is the right answer. For many others it is simply the option someone arranged fastest. One short form finds out which one you are.

The FAIR Plan's 2026 rate increase

New FAIR Plan dwelling rates apply to new policies and renewals on or after October 15, 2026, raising the price of dwelling coverage 29.1% on average. The FAIR Plan says homes at significant wildfire risk see a bigger increase than homes at lower risk, and some homeowners see a decrease. If you last weighed your options a year ago, you weighed them against an older price.

What Casa does for you

One short form about your home, about 3 minutes. Casa takes it to the standard insurers first. If they say no, it goes to the specialty insurers built for homes the standard market turns down, which work only through licensed agents. Your quotes come back in under a minute to 24 hours, depending on the home. They usually show right on your screen, and we email you a link to come back to.

Nothing changes until you say so

Your current policy stays exactly as it is while we search. Getting quotes changes nothing, costs nothing, and commits you to nothing. If you do move, your new policy starts first, and only then does the old one end.

Two ways this ends, and both are useful

  • A full homeowners policy: one policy instead of a fire policy plus whatever you added around it. It covers what a fire policy leaves out, like a burst pipe, theft, liability, and a place to stay while your home is repaired.
  • Confirmation that the FAIR Plan really is your floor for now. That is a real answer too, and you will know it because a licensed agent looked.

Questions people ask us

Do I have to cancel my FAIR Plan policy to get quotes?

No. Nothing happens to your current policy unless you choose a quote, and then your new policy starts first.

What if the FAIR Plan really is my only option?

Then you will know, and you will know why. Some California homes genuinely have no other market right now, and a licensed agent will tell you that plainly.

Can I leave the FAIR Plan partway through my policy year?

Yes. A FAIR Plan dwelling policy can be cancelled at any time, and the unused premium is refunded pro rata. Get the replacement active first, then end the old one.

My renewal jumped. Is that the rate change?

It might be, and it might be a coverage change on top of it. Check the dwelling amount and the deductible on the new declarations page against the old one. Either way, one renewal is one number, and it is worth testing against other standard and specialty insurers before you pay it.

Is there a cap on the FAIR Plan rate increase?

No. State law and the Plan's own rules set no cap on the change for one policy. The 29.1% is an average, and your own change could be higher or lower. Every FAIR Plan rate change needs the Department of Insurance's approval first.
