Privacy Policy

What we collect, and where it comes from

From you. When you request quotes: your name, email address and phone number; your date of birth; the home's address and, when we ask, your current or earlier address and where you live most of the year; the name of the trust or company that owns the home, when one does; answers about the home (how it is built, its roof, systems, occupancy, hazards, and safety features), about your insurance history (your current insurer, whether you were non-renewed or turned down, claims), and about how you want to pay. When you choose a quote: your signature on the consumer report authorization and any surplus lines disclosure, and your electronic delivery consent. With the insurer's questions when you choose a quote: the other owner's name, date of birth and whether they live in the home; a trust's or company's names; where to mail your policy; a second loan's lender and number; and your answers about convictions, a sale of the home, bankruptcy and foreclosure. Your agent may also ask for the other owner's legal name and date of birth before you choose a quote, when an insurer needs them to price your home. Some insurers also ask the trustees' names, your role in a company that owns the home, whether you have a high-profile occupation, and about judgments, liens, or tax or mortgage delinquency. When you pay by bank transfer: your bank account details, under a separate written authorization. When you sign in to your account: the one-time code we send you. When you contact us: what you write or say.

Before launch. If you leave your email on our pre-launch list, we keep it, with the address you entered, to tell you when Casa is available and to plan where to open first.

From address services. As you type the home's address we send what you typed to an address search provider and show its suggestions; when you pick one, we store that address once, including its map coordinates and how precisely the provider located it. We then validate the address through the U.S. Census Bureau's geocoder, a government service, which returns the normalized address, the county and the census geography. We use the same service when you enter your current address, an earlier address, or where you live most of the year.

From public records about the home. To shorten the questionnaire we look the address up in public sources and prefill what they report, for you to confirm or change: county assessor rolls (year built, living area, units, dwelling type), city building permit records (roof and heating permits), FEMA flood zone maps, U.S. Geological Survey elevation data, and CAL FIRE fire hazard severity zones. We record which source each prefilled value came from and whether you changed it.

From the insurers. When we submit your request to an insurer, its response may include the quote, the reasons it could not quote, and property or risk data it derived from its own sources (for example a rebuild-cost estimate, a fire-risk score or a protection class). We keep those responses as evidence of the search.

From consumer reporting agencies. With the authorization you sign, New Horizon Insurance Services and the insurers may obtain reports about you and the property: claims-history reports (CLUE), prior-loss and property reports and public records. Some specialty (surplus lines) insurers may use credit reports and insurance scores based on credit where the law allows; the authorization you sign covers them for those insurers only, never for a standard (admitted) insurer's quote, and the insurer, not Casa, decides whether to use one.

From your use of the site. Pages viewed, the steps of the questionnaire you complete, the website, ad or link that sent you to us, the device and browser type, an IP address, and the time of each action. We use a first-party, anonymous identifier to tie these together. Our website host also counts page visits for us: the page, the site you came from, your device and browser type, and your approximate location. It uses no cookies and keeps no identifier longer than a day, and the private part of any link we send you is removed before a visit is counted.

From Meta, unless you opt out. On our marketing pages, which are listed under Advertising measurement, the Meta Pixel collects information about your visit for Meta, as described there, along with how to opt out.

From session recording, only if you turn it on. If you allow Session recording in Cookie settings (or choose Accept all in the cookie notice), PostHog, our service provider, records how you move through our pages and the questionnaire, with everything you enter hidden, as described under Session recording.

How we use it

We use your information for these purposes:

• To prepare and deliver your quotes: to search the standard market and then the specialty markets on your behalf, to have a licensed agent review your file, and to deliver your quotes to you.
• To complete a policy after you choose a quote, including collecting your payment details and entering them into the insurer's payment system.
• To run your account: sign-in, documents, billing status and your requests.
• To keep the legally required record of the search, the disclosures you received and the documents we delivered to you.
• To communicate with you about your request, quotes, policy and account, and to send reminders you can unsubscribe from.
• To email you about a quote request you started but did not submit, to help you finish it, and to send you emails about Casa and our services. Each of these emails has an unsubscribe link, and unsubscribing never affects emails about your quotes or your policy.
• To measure how the site performs and to improve it, using our own first-party events and our website host's page counts.
• To find and fix what is hard to use on our pages and in the questionnaire, through session recordings, only if you turn them on.
• To measure our ads and to show our ads to you on Facebook and Instagram, through the Meta Pixel on our marketing pages, unless you opt out.
• To protect the site and our users: rate limiting, fraud and abuse prevention, security.
• To comply with the law, including California insurance recordkeeping requirements.

Cookies and similar technologies

• Essential cookies: one that keeps you signed in to your account, one that remembers your cookie choice, and ones that protect the site. The private links we email you carry a token in the address, which is how a link opens your quotes without a password. These run the service and cannot be turned off.
• A first-party, anonymous identifier we store in your browser to understand how the questionnaire performs. It is not tied to your name and is not shared.
• A first-party cookie on the landing page that remembers which version of the page you saw, so we can compare versions. It is not essential; the cookie popup on our marketing pages lets you decline it, and your choice is remembered.
• Advertising cookies, unless you turn them off. On our marketing pages, the Meta Pixel sets Meta's cookies on this site (_fbp, and _fbc when you arrive from a Meta ad) so Meta can measure our ads and show them to you. Choosing Reject all in the cookie notice, or turning Advertising off in Cookie settings, deletes them and keeps them off. They also stay off while your browser sends the Global Privacy Control signal, and after you opt out on Your Privacy Choices.
• Session recording, only if you turn it on. When it runs, PostHog keeps an identifier and the recording's progress in your browser's storage, not in a cookie. Turning Session recording off in Cookie settings, or choosing Reject all in the cookie notice, stops it and deletes them. It stays off while your browser sends the Global Privacy Control signal, and after you opt out on Your Privacy Choices.
• No other advertising or tracking cookies. The questionnaire, quote, payment and account pages carry no advertising pixels, chat widgets or tag managers. The only third-party scripts on them are our website host's page counter, which sets no cookies, and, on the questionnaire only, session recording, if you turn it on.

Global Privacy Control and Do Not Track. If your browser sends the Global Privacy Control signal, we treat it as an opt-out of any sharing for advertising and honor it without an account or any extra step: the Meta Pixel does not load, advertising cookies stay off, and session recording stays off. A Do Not Track signal does not change what the site does; we honor Global Privacy Control as your opt-out. Your Privacy Choices shows what we detect on your browser and lets you set the opt-out yourself.

Advertising measurement

Our marketing pages carry the Meta Pixel, a tool from Meta for measuring and showing Facebook and Instagram ads. These are the pages you can read before you start a quote request: our home page; our information pages (how Casa works, coverage, pricing, claims, the FAIR Plan, non-renewal, About and Contact); our guide library at casa.insure/learn, with its topic pages, glossary and guides; and our pages for real estate agents and loan officers. No other page carries the pixel: not the questionnaire, the quote pages and the steps after them, your account, the private links we email you, or our legal pages, this one included. It loads when you open one of these pages, unless you have turned advertising cookies off (Reject all in the cookie notice, or Advertising in Cookie settings), opted out on Your Privacy Choices, or your browser sends the Global Privacy Control signal.

When it runs, the pixel sends Meta the page you are viewing, the page that sent you there, the fact that you spent some time on a page or scrolled past its first screen, the fact that you began typing an address into our quote box or started a quote request (never what you typed), your IP address, your browser and device details, and the identifiers in Meta's cookies. Meta uses this to measure our ads and to show our ads to you on Facebook and Instagram, and to people likely to find them useful, and it may connect it to a Facebook or Instagram account you have. Meta's own privacy policy governs what Meta does with it.

How long it is kept. We keep no copy of what the pixel sends: it goes from your browser to Meta, and Meta keeps it under its own policy. Our own record of your visits to these pages is kept for up to 24 months after your last visit, then deleted.

California law calls this sharing personal information for cross-context behavioral advertising, and you have the right to opt out of it. We do not sell your personal information. To stop it, choose Reject all in the cookie notice, or open Cookie settings (Your Privacy Choices at the foot of our pages, or Customize in the cookie notice) and turn Advertising off: the pixel stops and we delete its cookies from this site. You can also opt out of all sharing on Your Privacy Choices, and your browser's Global Privacy Control signal works as an opt-out too.

Session recording

If you turn on Session recording (Accept all in the cookie notice, or Session recording in Cookie settings), PostHog, a service provider we use, records how you move through our pages and the questionnaire for us: the pages you open, where you scroll, what you tap or click, and how each page responds. It starts only after you turn it on, never while your browser sends the Global Privacy Control signal or after you opt out on Your Privacy Choices, and never on your quotes or the pages after them, your account or its sign-in page, the page where you pick up a saved request, or the private links we email you.

What you enter is hidden before a recording leaves your browser: everything you type, every answer you choose, and every place the questionnaire shows your answers, your name, your contact details or your address back to you. Other text on the page is hidden too, except our own published wording, and pictures are left out. A recording carries no record of your mouse movements, your network requests or your browser's console, and the page addresses in it keep only the page, never anything added to a link.

We tie a recording to the same anonymous identifier our own site measurement uses, so we can see it beside a quote request you send us. We do not give PostHog your name, email address, phone number or home address. PostHog may use recordings only to provide its service to us. We do not sell recordings, and we do not use them for advertising.

How long it is kept. PostHog keeps a recording for 30 days, then deletes it.

To stop it, turn Session recording off in Cookie settings (Your Privacy Choices at the foot of our pages, or Customize in the cookie notice), or choose Reject all in the cookie notice: recording stops at once and we delete what PostHog kept in your browser.

Who we share it with

We share personal information with:

• New Horizon Insurance Services, the licensed agency, whose staff prepare, review and complete your insurance.
• The insurers, managing general agents and wholesalers involved in searching for and preparing your quotes and, if you buy, your policy. Each receives what it needs to quote or issue.
• Consumer reporting agencies, only as the authorization you sign allows.
• Service providers acting on our behalf under contract: website hosting and page-visit counting, our database, email delivery, file storage for your documents, address search and mapping, error monitoring, session recording (if you turn it on), and the government geocoder named above. They may use your information only to provide their service to us.
• Your lender, if you ask us to send proof of insurance to it or if your premium is paid through escrow.
• Meta (Facebook and Instagram), unless you opt out: what the Meta Pixel collects on our marketing pages, which Meta uses to measure our ads and to show them to you, as described under Advertising measurement.
• Anyone the law requires, and parties to a merger or sale of the business, who would be bound by this policy.

We do not sell your personal information. We share it for cross-context behavioral advertising only through the Meta Pixel described under Advertising measurement, and you can opt out of that at any time. We do not disclose it to third parties for their own direct marketing.

How long we keep it

We keep information for these periods:

• Quote requests, quotes, the record of the search, disclosures, signatures and messages: kept as insurance records, generally for at least five years after the policy ends or the request closes.
• Policy documents and your electronic delivery consent: five years after the policy ends (California Insurance Code section 38.6).
• Bank account details: deleted once the policy is bound, and in any case when the request closes.
• Your pre-launch email and address: until we have told you we are open and for a reasonable period after, unless you ask us to delete them sooner.
• Session recordings, if you turned them on: 30 days, then deleted by PostHog.
• Site logs and security records: a short period, then deleted.

Deletion requests are honored except where insurance law requires us to keep the record.

Your rights and choices

Unsubscribe. Every reminder or non-essential email has an unsubscribe link. Emails about your request, your policy or a claim continue while you have one with us.

Access and correction under insurance law. You may ask what personal information New Horizon Insurance Services holds about you in connection with your request, receive a copy, and ask us to correct anything that is inaccurate, as the Insurance Information Practices Notice describes. If an insurance decision was adverse to you, you may ask for the reasons in writing.

California privacy rights. California residents may ask us to disclose what personal information we collect, use and share; to delete it (subject to the insurance recordkeeping exceptions above); and to correct it. We do not sell personal information. We share it for cross-context behavioral advertising through the Meta Pixel on our marketing pages, and you may opt out of that sharing at any time: choose Reject all in the cookie notice or turn Advertising off in Cookie settings, use the opt-out on Your Privacy Choices, or send the Global Privacy Control signal, which we honor. We will not treat you differently for exercising these rights. To make a request, email privacy@casa.insure or write to us at SimpliSent, Inc., 929 N Val Vista Dr, Ste 109 #1110, Gilbert, AZ 85234; we will verify the request against the email and details on your request or account, and an authorized agent may act for you with your written permission.

Shine the Light. We do not disclose personal information to third parties for their direct marketing purposes.

Your account. Signed in, you can see and download your documents and update your delivery email.

Electronic delivery

If you consent to electronic delivery, we deliver policy documents and notices to the email address you confirm, we keep a record that you signed in and viewed them, we offer you a free paper copy at least once a year, and we ask you to re-confirm your email address at least every twelve months. You can withdraw the consent at any time and receive paper.

Security

We protect information in transit and at rest, keep bank details in an encrypted store that only a licensed agent can open, limit access to authorized staff, and log access to sensitive records. No method is perfect. If a security breach affects your information, we will notify you as California law requires.

Children

The site is for adults. We do not knowingly collect information from anyone under 18.

Changes to this policy

When we change this policy we post the new version here with a new date at the top. For a material change in how we collect, use or share your information, we email the address on your request or account before the change takes effect.
