Which California insurers count an IBHS Wildfire Prepared Home?

As of October 29, 2026, CSAA Insurance Group, a AAA insurer, publishes a renewal promise for certified homes. It says a certified single-family California home it insures will not be non-renewed over wildfire risk. State Farm has filed to use the designation for new customers, and the Department of Insurance had not announced an approval.

The short version

  • CSAA says a certified single-family home it insures in California will not be non-renewed over wildfire risk while it keeps the designation.
  • State Farm's filing of September 16, 2026, which would let it consider certified homes for new policies, was pending review in October 2026.
  • California's wildfire discount rule lists the safety work every standard insurer must credit, and the IBHS designation is not on that list.
  • Before you apply for the designation, ask each insurer in writing whether it credits it, and at which level.

Which insurers have said they will count the designation?

CSAA and State Farm have said so in their own words. On March 27, 2026, the Department of Insurance said "some of California's largest insurers" now commit to writing homes that meet the standard. It did not name them.

CSAA Insurance Group, which calls itself a AAA insurer, makes a renewal promise. If a home it insures earns the designation at either level, CSAA says the policy "won't be non-renewed due to wildfire risk." It also says it will renew for at least three years.

That promise has conditions. It covers only CSAA's own customers with single-family houses in California, and not every AAA home policy in the state comes from CSAA. The home must also keep its designation and meet the policy's other terms.

CSAA said in August 2025 that it also planned discounts for homes that earn the designation.

State Farm General filed on September 16, 2026, to consider new customers with a designation. The Department said Enhanced homes could be anywhere in the state. Essential homes would need to sit in a low or moderate wildfire severity zone.

Does California make insurers give a discount for it?

No. The state's Safer from Wildfires rule lists the safety work every standard insurer must reflect in its price. The IBHS designation is not on that list. An insurer may add other factors that it shows lower wildfire losses, so crediting the designation is each insurer's choice.

The required list overlaps much of the IBHS checklist. It covers a cleared five-foot zone, a Class A roof, enclosed eaves, vents that keep out embers, and defensible space. So the same work can earn credit piece by piece. Our guide to home hardening discounts explains that credit.

The FAIR Plan's discount sheet, effective November 15, 2025, lists 12 wildfire discounts. None is for the IBHS designation. Several match work the designation requires, such as clearing the five feet around the house and a Class A roof.

Credit for the designation varies widely. Insurance for Good, a nonprofit, reviewed the rate filings of California's 15 largest home insurers as of January 2026. It found seven gave discounts for the designation, and some gave none.

What does the designation take?

IBHS, short for the Insurance Institute for Business & Home Safety, is a research group that insurers support. It certifies detached houses, modular homes and some manufactured homes that finish every item on its wildfire checklist.

There are two levels. Essential guards against wind-blown embers, and Enhanced adds protection from flames and radiant heat. Every item for a level must be done, with no partial credit.

What an insurer looks for is an active designation. It lasts three years, with photo reviews after the first and second years. Insurers that belong to IBHS can check an address with its lookup tool.

IBHS says insurance discounts for it vary by insurer and by state. Our guide to whether State Farm is taking new customers tracks State Farm's filing, and walks through who can apply, the steps and the fee.

Why do insurers pay attention to it?

Insurers price on expected losses. On March 27, 2026, the Department and the National Association of Insurance Commissioners published a study of the Palisades and Eaton burn areas, using one industry wildfire model.

Rebuilding those homes to the Essential level would cut average yearly losses by 31%, the study found, and the Enhanced level by 35%. The Department called average annual loss "a central data point in insurance rates filings."

A lower modeled loss can also widen where an insurer will write. State Farm's filing uses the designation to open new business in riskier areas. A designation does not change the slope, brush or roads that your wildfire score also reads.

How to use a designation when you shop

Treat the designation as one more fact that helps your file, not a ticket to any one insurer. Then work through these steps:

  • Ask each insurer or agent in writing whether it credits the designation, and at which level.
  • Send your certificate with every application, and say when your next photo review is due.
  • Keep the annual photo reviews current, because a lapsed designation earns nothing.
  • Keep dated photos and receipts for each safety item, since some insurers credit them one by one.
  • Shop standard insurers first, then specialty insurers, and leave the FAIR Plan for last.

Questions people ask us

Does an IBHS Wildfire Prepared Home designation lower home insurance prices in California?

An IBHS Wildfire Prepared Home designation lowers the price only where an insurer chooses to credit it. California's wildfire discount rule does not list the designation, though it does require credit for much of the same work. IBHS says discounts vary by insurer and by state.

Is State Farm insuring Wildfire Prepared Homes in California?

State Farm General filed on September 16, 2026, to consider new customers with a Wildfire Prepared Home designation. State Farm said in October 2026 that the filing was pending review by the Department of Insurance. The Department had not announced an approval as of October 29, 2026.

Does the California FAIR Plan give a discount for a Wildfire Prepared Home?

The California FAIR Plan's discount sheet, effective November 15, 2025, lists 12 wildfire discounts and none for the IBHS designation. Several of its items match work the designation requires, such as a Class A roof and a cleared five-foot zone.

Does a Wildfire Prepared Home designation transfer when I sell the house?

An IBHS Wildfire Prepared Home designation stays with the property, and the buyer can ask IBHS to transfer it for a small fee. The buyer then keeps up the yearly photo reviews.
