Is AirCover enough for a California host?
Not on its own: as of October 28, 2026, AirCover for Hosts pairs $3 million of Host damage protection with $1 million of Host liability insurance. It does not cover wildfire or storm damage that no guest caused, or anything that happens between stays. Airbnb itself calls the program "not a substitute for personal insurance."
The short version
- As of October 28, 2026, Airbnb's AirCover for Hosts includes $3 million of Host damage protection and $1 million of Host liability insurance per stay.
- Airbnb says Host damage protection "isn't an insurance policy," and it reimburses guest damage only when the guest does not pay.
- Airbnb's AirCover does not cover wildfire or storm damage that no guest caused, or anything that happens between stays.
- Keep a homeowners or rental policy that allows hosting, and ask your insurer in writing how it works with AirCover.
What does AirCover for Hosts include?
AirCover for Hosts is free and automatic for stays booked on Airbnb. Airbnb says it "includes guest identity verification, reservation screening, $3M Host damage protection, $1M Host liability insurance, and a 24-hour safety line."
Only two of those parts pay money when something goes wrong, and Airbnb runs them very differently. Host damage protection reimburses damage to your home and belongings. Host liability insurance protects you if you are found legally responsible for someone being hurt during a stay.

What Host damage protection pays for, and what it leaves out
Airbnb's Host damage protection reimburses damage that guests or their invitees cause during a stay. Airbnb's list includes your home and belongings, parked cars and boats, extra cleaning, and income lost from bookings you cancel because of guest damage.
Airbnb pays only when the guest does not. Its terms, last updated August 1, 2026, say you must ask the guest to pay within 14 days of checkout, then file with Airbnb within 30 days. Its Help Center says to send your evidence within 14 days of the damage if you want Airbnb Support involved.
Airbnb can change or end the program's terms "at any time, at our sole discretion," according to those terms. Its Help Center says Host damage protection "isn't an insurance policy," and the terms call themselves "not a tenant's or homeowners residential insurance contract."
Airbnb's terms leave out mold and any loss a guest causes after the stay ends. Its Help Center's list of what it does not cover starts with "normal wear and tear" and "acts of nature (ex: earthquakes and hurricanes)."
For most property, Airbnb's terms pay the lowest of its used value (actual cash value), the cost to repair it, or the cost to replace it.
What Host liability insurance covers, and who stands behind it
Airbnb's Host liability insurance covers your legal liability when a guest or someone else is hurt, or their property damaged, during a stay booked on Airbnb. The limit is $1 million per stay.
Airbnb says co-hosts and cleaners are included, but the coverage does not insure your own home or belongings. Its summary is blunt: "There must be an actual Airbnb Stay in order for the coverage to apply." Canceled stays and no-shows get no coverage.
Its exclusions include intentional harm, assault, sexual assault, communicable disease, and mold or bacteria, and Airbnb notes that its list "is not exhaustive."
Airbnb says outside insurers issue this coverage. Its program summary, last updated June 30, 2026, says a "non-admitted insurer" sometimes issues the coverage in the United States. In those cases, the summary says, the program "is not protected by the insolvency guaranty fund."
In California terms, that means a specialty insurer, one not licensed by the State of California, whose policies the state's guaranty fund does not back. The technical name is surplus lines.
One more Airbnb rule took effect March 1, 2025. If you have six or more active Airbnb listings when a loss happens, the program may share the claim with your own insurance, or pay after it.
Is AirCover enough on its own?
No, by Airbnb's own account. On Host damage protection, Airbnb suggests you "also purchase personal insurance for any property damage caused by guests that we don't protect."
Three gaps matter most for a California host. The first is the house itself: Airbnb's AirCover does not insure your home against a wildfire, a storm or a burst pipe that no guest caused.
The second is time. Both parts apply only during a stay booked on Airbnb, so an injury between stays falls to your own policy.
The third gap applies if your home is on the FAIR Plan. A FAIR Plan policy covers fire and smoke, plus wind and hail if you add them. It does not cover water damage from a burst pipe, theft, or someone getting hurt on your property.
The answer to that gap is a replacement policy that covers all of it, from a standard insurer first and a specialty insurer next.
What a California host still needs
Start with a policy on the home whose terms allow hosting. If you live there and host now and then, that may be your homeowners policy with a home-sharing add-on. If you do not live there, you need a policy written for a rental that allows short stays.
A California law has booking sites flag this for you. Before you list each home, the site must tell you to review your homeowners or renters policy for limits on short-term rentals.
Then ask your insurer how your policy works alongside AirCover. Airbnb's own advice is to "talk to your insurer to see how, or if, your policy overlaps with AirCover for Hosts."
Check your city's rules too. San Francisco, for one, requires at least $500,000 of liability coverage, but waives proof if every booking runs through a platform that provides similar coverage. Each city sets its own rule, so read the rules where your home is.
Questions people ask us
Is AirCover the same as insurance?
Only part of Airbnb's AirCover for Hosts is insurance. Airbnb says its Host damage protection "isn't an insurance policy," while its $1 million Host liability insurance comes from outside insurers.
Does AirCover cover wildfire damage to my home?
Airbnb's AirCover does not cover wildfire damage that no guest caused. Its Host damage protection covers damage a guest or their invitee causes during a stay, and Airbnb lists "acts of nature" among what it does not cover. Fire damage to the house is a job for your homeowners, rental or FAIR Plan policy.
Does AirCover pay before my own insurance does?
Not always: Airbnb's Host damage protection subtracts anything your own insurance already paid for the same loss. For hosts with six or more active Airbnb listings when a loss happens, the liability insurance may share a claim with other insurance or pay after it. Airbnb tells hosts to ask their own insurer how the two overlap.
Does AirCover cover my Vrbo bookings?
AirCover does not cover Vrbo bookings. Airbnb says hosts are covered "whenever you host a stay booked on Airbnb," so a Vrbo stay needs coverage from your own policy.
How long do I have to file an AirCover damage claim?
Airbnb's terms give you 14 days after the guest checks out to ask the guest to pay, through the Resolution Center. If the guest does not pay, the terms give you 30 days from checkout to file with Airbnb. Airbnb's Help Center adds that to involve Airbnb Support, you must send your photos, estimates and receipts within 14 days of the damage or loss.
